Developing a multi-story, multi-building self-storage facility on a constrained site within the high-density River Chase commercial area required careful planning around both operations and the surrounding development.
Designed for customers from the River Chase retail district and adjacent residential community, the facility was organized around convenient tenant access, vehicle circulation, loading and unloading, elevator access, and 24-hour use. Greenleaf worked closely with the Design-Builder and self-storage subcontractor to coordinate these operational requirements within the limited site while maintaining efficient movement between the buildings.
The exterior design required a similarly strategic approach. Because traditional self-storage construction provides limited opportunities for glazing and architectural variation, Greenleaf concentrated higher-value façade treatments along the most visible portions of the development, particularly those facing Brewster Road and Walk-On's Sports Bistreaux.
Storefront glazing at the southeast corner, custom-colored metal canopies, changes in exterior materials, and variations in building scale help break down the mass of the storage buildings and establish a stronger presence along the surrounding commercial corridors. The completed project balances the highly functional requirements of a self-storage facility with a more considered architectural response to its prominent location within the River Chase development.
