Magnolia Landing is a ground-up multifamily development in Foley, Alabama, designed with both resident experience and long-term return on investment in mind. Working with a developer-owner client, Greenleaf focused on creating a project that could stand apart from a typical apartment complex while remaining efficient to construct, market, and operate.
Rather than repeating a single building type across the property, Greenleaf developed three distinct residential building types that share a consistent architectural language. Changes in massing, roof forms, and detailing create visual variety throughout the development, while a coordinated material palette ties the buildings together as one cohesive community.
Site planning was equally important to the overall design. Building placement, circulation, and outdoor amenity areas were organized to create a more connected campus experience and give residents a stronger sense of place as they move through the development.
Construction timing and marketability were considered throughout the design process. Greenleaf worked with the owner to balance architectural character with the practical requirements of a developer-driven project, keeping long-term value and leasing potential at the center of design decisions.
Greenleaf also supported the project beyond architectural design by developing leasing marketing materials and website content for the owner, helping communicate the character of Magnolia Landing to prospective residents as the development entered the market.
The completed project combines variation, consistency, site planning, and market awareness to create a multifamily community designed around both the resident experience and the owner's long-term investment.
