When Dynamic Physical Therapy needed a new Covington facility to support its growth, the project presented both an operational challenge and an architectural one. As one of the first commercial buildings within TerraBella, a Traditional Neighborhood Development based on New Urbanist planning principles, the clinic needed to meet strict architectural guidelines while remaining within the owner's budget.
TerraBella's standards emphasized quality materials, defined architectural character, and compatibility with the surrounding neighborhood. Greenleaf worked within those requirements while developing a building specifically around the day-to-day operations of a physical therapy practice.
Close collaboration with the owner resulted in an extremely efficient floor plan that supports staff workflow, therapeutic services, patient circulation, and future growth. Rehabilitation, treatment, staff, and support functions were organized to maximize usable space and limit unnecessary square footage.
Construction methods and materials were evaluated with the same attention to efficiency. Wood-frame construction and strategic material selection allowed the project to meet TerraBella's architectural requirements without adding unnecessary complexity or cost.
The result is a durable and functional clinic that fits naturally within TerraBella while giving Dynamic Physical Therapy a facility capable of supporting its continued growth. The project also established an ongoing relationship between Greenleaf and Dynamic Physical Therapy that continued as the practice expanded to additional locations.
