As is common with many growing companies, the need for a new corporate headquarters was driven not only by a lack of space, but by the desire to create an environment that fosters collaboration, enhances productivity, and attracts top-tier, tech-focused talent. In this case, urgency was also a key factor.

The client established a firm construction budget of $12 million, with an additional $3 million allocated for fixtures, furnishings, and equipment, neither of which allowed for flexibility. The 65,000-square-foot headquarters also had a fixed completion date that needed to be met without compromise.

To meet these demands, Greenleaf partnered with Donahue Favret Construction in a Design-Build approach, providing comprehensive pre-construction services prior to the completion of design documents. This early collaboration enabled the project team to maintain full control over scope and cost, keeping the design within budget from the outset. As a result, a traditional “value engineering” phase was not required, preserving both the project schedule and the integrity of the original design vision.
