Globalstar's continued growth created the need for a new corporate headquarters with additional space for its expanding workforce and an environment designed to support collaboration, productivity, and the recruitment of tech-focused talent.
The client established a firm construction budget of $12 million, with an additional $3 million allocated for fixtures, furnishings, and equipment, neither of which allowed for flexibility. The 65,000-square-foot headquarters also had a fixed completion date that needed to be met without compromise.
To meet these demands, Greenleaf partnered with Donahue Favret Construction in a Design-Build approach, providing comprehensive pre-construction services prior to the completion of design documents. This early collaboration enabled the project team to maintain full control over scope and cost, keeping the design within budget from the outset. As a result, a traditional “value engineering” phase was not required, preserving both the project schedule and the integrity of the original design vision.
