After many years at its Florida Street location, Mandeville Ace Hardware partnered with Greenleaf to expand and modernize its existing store while remaining open and operational throughout construction.
The project combines an approximately 8,000-square-foot addition with a comprehensive renovation of the existing 12,000-square-foot facility. Rather than approaching the work as a simple expansion, Greenleaf evaluated the existing building as a whole to determine how new construction, existing systems, circulation, signage, and the building envelope could be integrated into one coordinated facility.
The scope included full replacement of the existing roof, evaluation of existing conditions, coordination of roof penetrations, drainage improvements, and integration of new and existing envelope and building systems to improve long-term performance. Because Ace Hardware needed to continue serving customers throughout construction, the work was carefully phased around ongoing retail operations. Construction sequencing, temporary conditions, customer access, and the transition between existing and new areas were coordinated so the store could remain occupied while improvements progressed.
The project also looked for opportunities to make practical use of existing assets where possible, including the relocation and reuse of existing signage as the building configuration changed. The completed renovation and expansion gives Mandeville Ace Hardware additional retail capacity and an updated facility while preserving its long-established Florida Street location and maintaining business operations throughout the construction process.
