Dynamic Physical Therapy returned to Greenleaf when the practice needed a new Westbank facility in Westwego, the community where the company originally began more than 20 years earlier.
The project involved renovating and building out an existing metal warehouse rather than constructing a new facility. Changing the building from warehouse use to a physical therapy clinic introduced technical challenges because the existing HVAC and insulation systems were designed for a very different type of occupancy.
Greenleaf worked through those existing building conditions while reorganizing the interior around Dynamic's clinical and operational needs. The practice required a large, open rehabilitation environment while still providing clearly defined areas for treatment, reception, technology, staff, and support functions.
The existing volume of the warehouse became an advantage in the finished design. Ceiling heights exceeding 18 feet are maintained through the rehabilitation area and lobby, creating an open environment suited to physical therapy and movement-based treatment. Support spaces are organized around the primary rehabilitation area to create an efficient workflow for patients and staff while maintaining the openness that was important to the client.
Greenleaf also provided digital walkthroughs and renderings during design, allowing the owner to understand how the former warehouse would function and feel as a completed clinic before construction began. The project gave Dynamic Physical Therapy a new Westbank facility while preserving the useful characteristics of the existing structure and resolving the building system requirements created by its change in use.
